LOS TERRONES MASTER PLAN + DESIGN GUIDELINES
The Los Terrones Mulit-Family Master Plan provided our client thorough documentation, site analysis, and design recommendations over time, in phases. The results will improve the quality, visual consistency, long term maintenance, operating costs, and sustainability throughout this historic bosque compound.
We documented and analyzed the existing conditions of the property, including the historic cottonwood canopy, site hydrology, site potable water use, solar aspect, and site circulation.
Based on that analysis, specific opportunties related to tree canopy, water conservation, energy and waste reduction, and connectivity were revealed. Most notably, we developed several seed mixes to transform large expanses of kentucky blue grass into native meadows to reduce irrigation needs by up to 40%.
Our design recommendations in this master plan evolved from this detailed analysis and served as guidance for open space improvements, enriching the experience of individual residents through successional canopy strategies, engaging native landscapes, new outdoor ‘rooms’ to enhance gathering spaces, and clearer wayfinding through site design, signage and lighting.
